New Homes are usually a little more expensive than older resale homes; however they offer some interesting advantages. New homes often appreciate faster than resale homes.
They are often in the newer neighborhoods which offer the latest floor plans and design trends. And you can custom design the home just for you. That means selecting Kitchen
cabinets from a variety of woods and finishes, granite counter tops are popular today as well as other solid surfaces. Master Bedroom suites are larger.
And the Master Bathrooms offer many luxuries that require more space than the older resale homes.

Resale Homes offer the advantage of established neighborhoods with the mature landscaping. You may have to look a little longer and harder to find the ‘competitive condition’
that you seek. Some older homes have been updated and some have not. Renovating kitchens and baths is a task that some want to take on, and others avoid like the plague.
However we usually find more ‘square footage for the dollar’ in a resale home. One of the trade offs is the required maintenance which must be performed. Make sure that
the mechanical systems are in good working order. We often recommend that our clients make their Purchase offer contingent upon a Home Inspection. The older the Home…the more
important this is. Other inspections are also important.
